Evergreen Development is in need of property management services including property security and maintenance. This will allow Evergreen Development to expand its business operations and client base by delegating management responsibilities to SkyLine Property Management.

To put in place plans that allow Evergreen Development to expand. Develop management plan that effectively delegates responsibilities between Evergreen Development and SkyLine Property Management. Detail and implement security plans for Seattle office building.

Listed below are the measures proposed to ensure building security.
Installation of Alarm and Monitoring Systems Responsible Party. SkyLine Property Management Freeberg Security Electronics Currently the building relies only on keyed locks for security. As employees have not been accountable for keys all points of entry need to be re keyed.
We suggest that along with new keys leasees wishing additional security for their spaces should receive keycard entry pads. In addition security cameras are necessary at each outside entrance as well as in the building lobby. All cameras need to be fed to monitors and recording equipment.
Motion sensors with flood lights are also necessary at each back entry and around the perimeter of the building. Because high percentage of leasees work in the tech software field wiring for alarms is also necessary. SkyLine Property Management will contract out all installation to Freeberg Security Electronics and will oversee the installation to ensure compliance with security plan. Freeberg Security Electronics is Seattle Firm that has been in business for twelve years and whom we’ve worked with for seven.
They are highly recommended as building security specialists. Contracting with CRT Security Guard Services Responsible Party. SkyLine Property Management CRT Security Guard Services SkyLine will oversee the contract with CRT Security Guard Services.
At this point we recommend contracting out services for one security guard per hour shift hours per day days per week with nightly patrol service for the hours of 10pm to 6am. CRT Security Guard Services is the most reputable security service in the downtown area. Their security contract will remain pending until building security hardware and monitoring systems see above are upgraded.
To ensure that Evergreen Development stay competitive in the leasing of office space and to avoid legal ramifications of non compliance with signed leases maintenance plan needs to be in place. We will oversee the hiring and supervising of building maintenance manager who is qualified to perform building and grounds maintenance duties. We further suggest that contracting with company who specializes in high tech janitorial services is necessary.
Building and Grounds Maintenance
HVAC plumbing sprinkler systems painting general building repair and building upkeep general grounds upkeep. On site building manager available hours per day.
Salary of $4500.00 per month plus benefits and employment taxes $6400.00
Janitorial Services
Contracted out to firm specializing in high tech secure cleaning services such as ACME Janitorial Services. Weekly cleaning. $500.00 per week.
